Do I need to pay a Realtor when buying a home?

Nope! Fortunately for buyers, it’s the seller who pays the commission for both the buyer’s and seller’s agents in a real estate transaction.

What kind of expenses should I expect to pay?

Aside from the cost of a new home, there are a number of other expenses for buyers. In addition to an initial deposit and down payment, you will need to consider the cost of a home inspection, land transfer tax, legal feels and potential prepaid expenses. It is my job to help you navigate this process from beginning to end and make sure you are prepared for the next step.

Do I need to pay land transfer tax?

Yes. When you buy property in Ontario, you are subject to land transfer tax (LTT) which varies depending on where you live in Ontario. The LTT is a marginal tax that is based upon the purchase price of your home and it is due upon closing. If you buy a home in Toronto, you pay both the provincial and municipal taxes. Should I get pre-approved?

Before shopping for a home, speaking with a mortgage specialist is always a great place to begin the process. With their help, you will determine how much you can comfortably afford to spend. Plus, determining a budget will help narrow down your home search, ensuring you are only looking at homes that fit your criteria. 

Being a qualified buyer will also put you ahead of the game and can come in handy when it’s time to negotiate. Knowing you a pre-approved will put the seller at ease and make them more inclined to make a deal.
